This project consisted of 192 residential apartments, 6000m2 of commercial space and a multi-level basement carpark. There were 3 main residential towers ranging up to 13-storeys in height. Impact Group was engaged by the developer to manage the builder procurement process through an initial ‘Early Contractor Involvement’ (ECI) Methodology. This process progressed through an intense value management exercise until final execution of a ‘Design and Construct’ Building Contract.
We acted as the client’s representative throughout the development of the design, including submission of design modifications to Council for re-approval. We were also responsible for managing a number of legal matters including the ‘Voluntary Planning Agreement’ with Council, RMS Approval and Airports Airspace Approval.
The works were separated into two construction works contracts. The initial contract involved completion of the ‘Early Works’ including soil decontamination, shoring and bulk excavation. This contract allowed these works to be completed in parallel with the value management and design development phase of the main building works. The project is an iconic site in this gentrified area of Sydney.
