Impact Group was been appointed as the Project Manager for the State Significant Development Application (SSDA) and Planning Assessment phase of a major mixed-use residential project in Concord. The 9,151m² site spans 15 residential lots and is strategically located near the future Burwood North Metro Station and adjacent to Concord Oval, West Tigers Centre of Excellence and St Luke’s Park.
The development proposes 560 residential units delivered across three towers—two designated for Build-to-Sell and one for Build-to-Rent (BTR), incorporating State Affordable Housing. The scheme targets an optimised FSR approach and includes significant recreational common open space, landscaping and amenities for residents.
Impact Group has managed all aspects of SSDA delivery, including consultant coordination, preparation and review of planning documentation, authority engagement, and stakeholder reporting—ensuring the planning process remains aligned with the client’s program and Housing Delivery Authority (HDA) milestones.
