Strong collaboration raises the bar for retirement living
Located in Sydney’s beautiful Cumberland Plain Woodland, the award-winning Gracewood retirement community provides a fully integrated aged care and independent living environment that meets the needs and expectations of baby boomers entering the retirement-living market.
Stage 3 is composed of 88 independent living units (ILUs) situated across three clusters of five-storey buildings.
The development also boasts two lobby spaces, basement parking for 126 cars, communal landscaped areas including outdoor dining and recreation areas, and associated infrastructure works.
Respect for the community and environment is paramount
Every ambitious project comes with its challenges. In the case of Gracewood, the site shares a driveway with an adjacent residential aged-care facility. To avoid project delays and unnecessary disruption to the community, a strong focus on traffic control and scheduling of concrete pours and deliveries has been critical.
In addition, the Cumberland Plain Woodland is surrounded by protected grasslands and eucalypt groves. All construction must be carried out with an eye to both environmental sustainability and residential amenity.
Impact’s intimate knowledge of the local community and client are central to the smooth running of the development.
Mobilising value at every turn
Impact Group worked closely with BaptistCare during stage 2 (80 ILUs) of the project. Stage 3 represents the final stage of this stunning development.
The Design & Construct contract is based upon a Guaranteed Maximum Price, with any project savings shared between the client and the contractor. The incentive of the contractor having a stake in the project’s financial success helps build a strong sense of trust between the client and all members of the team.
Exceptional collaboration between the client, contractor and designers means Impact has a genuine opportunity to continually share collective knowledge, as well as understand and meet the needs of all stakeholders.
For example, we have been on hand to listen to client and resident feedback and enhance specifications – specifically, adjustments to bathroom and laundry designs – into stage 3 while still keeping to budget.
